Capitaland Singapore has previously bought from its own subsidiary Somerset Grand Cairnhill for $359 million to redevelop the property. Plans are underway to redevelop the property and then sell it back to Ascott Residences Trust for $405 million. Capitaland has also agreed to pay $160 million to $180 million to renew the lease to 99 years in order to redevelop the property.

A look at the recent transactions indicate that the Orchard condominiums around Cairnhill can sell for around $2,500 – $3,500 psf. The average indicative Altura EC price listed below shows at Cairnhill Nine is selling only from around $2,300 psf which indicate that Cairnhill Nine might be selling more attractively compare to others. The Orchard area remains a highly attractive area to look at due to its cosmopolitan nature as well as many shopping centres which makes it a very vibrant area to live in.
