There has been evidence of a new focus on Good Class Bungalows (GCBs), because a site has been bought in Windsor Park for $21.8 million. This is the only GCB deal in the area since 2013.
The freehold propery located at 122 Windsor Park Road, just off Upper Thomson Road, comes with a land area of 20,383 sq ft for Capitaland Condo. This can be calculated at around $1,070 per sq ft.
This is slightly less than the two deals which were made in January 2013 – a site at 2 Windsor Park Hill (bought for $25.3 million) and a site at 55 Windsor Park Road (bought for $27 million).

As indicated by the title deed for the property, the buyer is a member of the Tng family. The new owner manages a Singapore enterprise; a local development and construction business. The reports suggest that he has purchased the site for personal use in Somerset Cairnhill Condo.
The property was finished in 2006 and features two floors and a basement which can be used as a garage. A roof garden, for leisure activities, is thought to provide wonderful views of the area.

The contemporary Balinese themed property also offers a swimming pool and a number of ponds which stretch across the ground floor.
At the moment, there is elevated interest in GCBs for Ascott Capitaland Service Suites, because prospective buyers believe that the prices have dropped. They are biding their time and, if an increased number of them decide to act more flexibly or fairly with their costing, numerous GCBs could be secured over the next four months in Somerset Grand Cairnhill Condo.
GCBs prices dropped by around 5% in 2014 but they are still performing better than luxury condo properties – Somerset Cairnhill Condo transactions for these properties have been significantly rarer. During the last three terms, 12 GCBs were exchanged for a total cost of $394.11 million. This is a decrease from the total of the previous year which stood at 16 GCB properties for $416.2 million.

Despite this, Somerset Grand Cairnhill Condo Capitaland investors are still interested in snapping up properties in the GCB regions, with around 20 of these properties selling for approximately $500.5 million in the first four months of 2015. Fortunately, investors with an eye on the Windsor Park region may also think about 53 Windsor Park Road. This is a 21,091 sq ft freehold GCB which is up for sale with a price tag of $27 million.
